On this page

This page covers the City of San Diego, population about 1.38 million, using Parcl Labs data pulled on 4 November 2026. It does not forecast anything. It shows what the numbers say right now.

Prices
Parcl's sale price index for the City of San Diego stood at $640.99 per square foot on 4 November 2025 and $638.17 on 3 November 2026. That is a 0.4 percent dip, which is flat in practice.
That figure is for the city only. Figures for the wider San Diego metro run lower, because they include inland areas with lower prices per square foot. When you compare numbers across sources, check which San Diego each one means.

Investors and landlords
Investors own 21.2 percent of San Diego's housing stock, about 101,000 properties, as of September 2026. That share has crept up each month since June, from 20.9 percent.
Among current listings where occupancy is known, 1,185 of 2,611 homes are not owner occupied. Some of those are investor sales and some are second homes or vacant units.
What the numbers mean for owners
Sellers. Prices are holding, but buyers have time. The median home has been listed for 48 days and four in ten have cut their price. Pricing close to value matters more than it did when the market was moving.
Buyers. One listing in four has been on the market more than 90 days. That stock is where room to negotiate tends to show up.
Landlords. Rents rose faster than prices, and gross yield sits just under 4 percent. Condo rentals dominate listing activity, so a condo owner competes with far more listings than a single family owner does.
