- All ten firms on this page have an office in Bakersfield and hold an active California DRE license that we checked by number.
- Together they account for 2,897 homes listed for rent across the metro, and 240 of those were listed in the last 90 days.

Bakersfield's managers are spread across the city. Four work from downtown, on Chester Avenue, H Street, 17th Street and 21st Street. Two sit side by side on Meany Avenue in the northwest, three more are in the southwest along New Stine Road, Ming Avenue and California Avenue, and one is on Rosedale Highway. The Bakersfield metro in Parcl's data is all of Kern County, so several of these firms also cover towns like Tehachapi, Shafter, Arvin and the Kern River Valley.

Credentials
Every license above was checked by number on the California DRE public lookup on 4 November 2026, and every one showed as licensed. Realty Management Services is the only firm here that names a management credential on its own site, the IREM Accredited Management Organization. None of the ten named NARPM membership on the pages we read. NARPM is the National Association of Residential Property Managers. A firm missing that line may still be a member, so check narpm.org if it matters to you.
What the numbers say about renting out a Bakersfield home
Bakersfield home prices dipped slightly this year. Parcl Labs' sale price index for the city of Bakersfield moved from $221.87 to $218.16 per square foot between 4 November 2025 and 3 November 2026, down 1.7 percent.
Investors own 14.61 percent of Bakersfield's housing stock, about 18,067 properties, as of September 2026. Ask each manager how many homes it runs in your part of town, and how it handles an owner with only one or two.
Rents vary a lot between firms. Among the five firms Parcl places only in California, median asking rents ran from $1,375 at Able to $1,900 at Real Property Management Bakersfield. That gap mostly reflects the homes each firm takes on, so ask which neighborhoods and price points each one manages most.
If you own rentals in more than one California market, our San Diego guide compares managers there the same way.
Frequently asked questions
Start with the firms that list the most homes near yours, then ask each for a written fee schedule, the length of its management agreement and how it approves repairs. Compare at least three Bakersfield firms on the same questions before you sign.
Not always. The ten firms here work from downtown, the northwest and the southwest, and several cover all of Kern County. Ask how quickly they can reach your property and which local vendors they use.
Fees are not published on a comparable basis, so we do not list them. Ask each Bakersfield firm for its leasing fee, monthly management fee and any renewal or maintenance markups, in writing.
It depends on how far you live from the home, how many units you own and how much time you want to spend on tenant calls and repairs. If you live outside Kern County, a local manager can reach the property when you cannot.
Investors owned 14.61 percent of Bakersfield's housing stock in September 2026, about 18,067 properties, according to Parcl Labs. Bakersfield home prices per square foot fell 1.7 percent over the same year.
About this data
The figures on this page come from Parcl Labs, which compiles public records: county recorder and deed data, public for sale listings and public rental listings. Data pulled 4 November 2026.
- It covers residential property: single family homes, condos, townhomes and buildings up to four units. Larger apartment buildings and commercial property are not included.
- Duplicate records were removed so each home is counted once.
- The list reflects rental listing activity, not service quality, fees or reviews.
- Licenses were checked against the California DRE public lookup. Firms we could not verify were left out.
- Figures are a snapshot and change daily.
- No company paid to be included. Brickwise AI is a property management software company.
