The short answer, as of 4 November 2026:
- Ziprent, HighPoint Real Estate and LBPM listed the most rental homes across the Los Angeles metro among firms that serve the City of Los Angeles: 651, 587 and 547 homes in Parcl Labs data.
- All ten firms on this page hold an active California DRE license that we checked by number, and each one names Los Angeles or its neighborhoods as a service area on its own website.
- Four of the ten work from the San Fernando Valley (Sherman Oaks, Woodland Hills and Encino), three from the Westside and Beverly Hills, one from downtown, one from the harbor area and one from Burbank.
- This page ranks listing activity, not service quality. Ask every firm for a written fee schedule before you sign.
Los Angeles is not one rental market. An owner with a duplex in Van Nuys, a condo in Koreatown and a house in San Pedro is dealing with three different tenant pools, and the managers below split along the same lines. The Valley firms lean toward apartments and small buildings. The Westside firms name Brentwood, Venice, Mar Vista and Century City. Harbor Property Management covers San Pedro, Harbor City and Wilmington from the south end of the city. Pick from the firms that already work near your property.
Quick comparison
Homes listed is the number of homes Parcl Labs saw each company list for rent across the whole Los Angeles metro (Los Angeles, Long Beach and Anaheim), not inside the city alone. The last 90 days column is the same measure for the most recent three months. Median asking rent is company wide, so we show it only for firms that Parcl places in California alone. Data pulled 4 November 2026.

Credentials
Every license above was checked by number on the California DRE public lookup on 4 November 2026, and every one showed as licensed. Earnest Homes names NARPM membership on its own site. NARPM is the National Association of Residential Property Managers. The other nine did not name it on the pages we read, which does not mean they are not members, so check narpm.org if it matters to you.
What the numbers say about renting out a Los Angeles home
Los Angeles home prices dipped this year. Parcl Labs' sale price index for the City of Los Angeles moved from $592.63 to $584.63 per square foot between 4 November 2025 and 3 November 2026, down 1.3 percent. When prices soften, more of an owner's return has to come from rent, which puts more weight on how fast a manager fills a vacancy.
Investors own 20.14 percent of the city's housing stock, about 207,432 properties, as of September 2026. That is a deep pool of owners competing for the same tenants and the same managers. Ask each firm how many homes it manages within a few miles of yours, not across the metro.
The firms split by property type. Ziprent listed single family houses for 62 percent of its homes in Parcl's data. Yale, The Eberly Company, eLAvate and HighPoint listed houses for fewer than 4 percent each, which fits their focus on apartments and small buildings. If you own a house in the Valley, that difference matters more than rank.
If you own rentals in more than one California market, our San Diego guide compares managers there the same way.
Frequently asked questions
Start with the firms that already list homes in your part of the city, then ask each for a written fee schedule, the length of its management agreement and how it approves repairs. Compare at least three Los Angeles firms on the same questions before you sign.
Not always, but distance matters in a city this size. A Woodland Hills firm and a Santa Monica firm can both serve Venice, yet one is much closer. Ask how quickly they can reach your property and which local vendors they use.
Fees are not published on a comparable basis, so we do not list them. Ask each Los Angeles firm for its leasing fee, monthly management fee and any renewal or maintenance markups, in writing.
It depends on how far you live from the home, how many units you own and how much time you want to spend on tenant calls and repairs. Owners of older apartment buildings in Los Angeles also face local rules a manager should already know, so ask how each firm handles them.
Investors owned 20.14 percent of the City of Los Angeles housing stock in September 2026, about 207,432 properties, according to Parcl Labs. That is more investor owned properties than any other California city in our data set.
About this data
The figures on this page come from Parcl Labs, which compiles public records: county recorder and deed data, public for sale listings and public rental listings. Data pulled 4 November 2026.
- It covers residential property: single family homes, condos, townhomes and buildings up to four units. Larger apartment buildings and commercial property are not included.
- Duplicate records were removed so each home is counted once.
- The list reflects rental listing activity, not service quality, fees or reviews.
- Licenses were checked against the California DRE public lookup. Firms we could not verify were left out.
- Figures are a snapshot and change daily.
- No company paid to be included. Brickwise AI is a property management software company.
