Eight San Francisco property managers compared on 6,223 homes listed for rent in Parcl Labs data, each checked against the California DRE. Pulled 4 Nov 2026.

The short answer, as of 4 November 2026:
- J.Wavro Associates, Ziprent and Structure Properties listed the most rental homes across the San Francisco Oakland Berkeley metro in Parcl Labs data: 1,690, 1,620 and 755 homes.
- All eight firms on this page manage property for owners in San Francisco, and each holds a California DRE license that we checked by number.
- Together they account for 6,223 homes listed for rent across the metro, and 602 of those were listed in the last 90 days.
- This page ranks listing activity, not service quality. Ask every firm for a written fee schedule before you sign.
Most of these managers work from inside the city. Six have their main office in San Francisco, on Mission Street, Buchanan Street, Berry Street, Geary Boulevard, Church Street and 25th Street. Two run larger Bay Area or national operations from Oakland and San Carlos and name San Francisco as a service area on their own sites. And the work is mostly flats and condos: for five of the eight firms, Parcl classed more than 85 percent of their listed homes as condos.
Quick comparison
Homes listed is the number of homes Parcl Labs saw each company list for rent across the whole San Francisco Oakland Berkeley metro, which also covers the East Bay and Marin. The last 90 days column is the same measure for the most recent three months. Median asking rent is company wide, so we show it only for firms that Parcl places in California alone. Data pulled 4 November 2026.
| # | Company | Based in | Best for | Homes listed, SF Oakland Berkeley metro | Listed, last 90 days | Median asking rent (company wide) |
|---|---|---|---|---|---|---|
1 | J.Wavro Associates | 25th Street, San Francisco | Owners of San Francisco flats and condos who want a city only manager | 1,690 | 136 | $3,500 |
2 | Ziprent | Mission Street, San Francisco | Owners with homes in several Bay Area or California cities | 1,620 | 169 | Not shown |
3 | Structure Properties | Buchanan Street, San Francisco | Owners who want a San Francisco firm that also covers Los Angeles and Austin | 755 | 70 | Not shown |
4 | ReLISTO | Berry Street, San Francisco | Owners who want leasing and management from one San Francisco firm | 616 | 22 | $3,795 |
5 | 2B Living | San Carlos | Owners with property in both San Francisco and the Peninsula or East Bay | 559 | 87 | $2,250 |
6 | Gaetani Real Estate | Geary Boulevard, San Francisco | Owners of multi unit residential and commercial buildings | 335 | 67 | $3,695 |
7 | Makras Real Estate | Church Street, San Francisco | Owners who want management plus sales from one local brokerage | 333 | 27 | $2,900 |
8 | Mynd Property Management | Oakland | Owners of single family rentals who want a national operator | 315 | 24 | Not shown |
Because the metro includes the East Bay, a firm's count here is not a count of San Francisco homes alone. Ziprent, 2B Living and Mynd also appear in our Oakland guide with the same figures.

What the numbers say about renting out a San Francisco home
Prices fell across the metro this year. Parcl Labs has no sale price index for San Francisco city on its own, so we use the metro figure: the San Francisco Oakland Berkeley index moved from $689.18 to $644.96 per square foot between 4 November 2025 and 3 November 2026, down 6.4 percent.
Investors own 22.66 percent of San Francisco County's housing stock, about 62,958 properties, as of September 2026. That is a big pool of owners using managers, so ask each firm how many homes it already runs in your neighborhood.
Rent control shapes the job here. The city's Rent Board administers the San Francisco Rent Ordinance, and its stated purpose is protecting tenants from excessive rent increases and unjust evictions while assuring landlords fair rents (sf.gov). Ask any manager how many rent controlled units it handles and how it deals with Rent Board filings.
If you own rentals in more than one California market, our San Diego guide compares managers there the same way.
Frequently asked questions
Start with the firms that list the most homes near yours, then ask each for a written fee schedule, the length of its management agreement and how it handles Rent Board matters. Compare at least three San Francisco firms on the same questions.
Not always. Six of the eight firms here have their main office in San Francisco, while 2B Living and Mynd serve the city from elsewhere in the Bay Area. Ask how quickly they can reach your building and which local vendors they use.
Fees are not published on a comparable basis, so we do not list them. Ask each San Francisco firm for its leasing fee, monthly management fee and any renewal or maintenance markups, in writing.
It depends on how many units you own, how close you live and how much rent control paperwork you want to handle yourself. Owners of older multi unit buildings tend to get the most out of a manager who knows the Rent Ordinance.
Yes, for covered units. The Rent Board administers the San Francisco Rent Ordinance, which aims to protect tenants from excessive rent increases and unjust evictions while assuring landlords fair rents. Ask each manager how many rent controlled units it runs and who files Rent Board paperwork.
About this data
The figures on this page come from Parcl Labs, which compiles public records: county recorder and deed data, public for sale listings and public rental listings. Data pulled 4 November 2026.
- It covers residential property: single family homes, condos, townhomes and buildings up to four units. Larger apartment buildings and commercial property are not included.
- Duplicate records were removed so each home is counted once.
- The list reflects rental listing activity, not service quality, fees or reviews.
- Licenses were checked against the California DRE public lookup. Firms we could not verify were left out.
- Figures are a snapshot and change daily.
- No company paid to be included. Brickwise AI is a property management software company.
