Fresno's property managers cluster in two places. Six of the ten work out of north and central Fresno offices along Shaw Avenue, Ingram Avenue, Del Mar Avenue and Bedford Avenue. Three are in Clovis, on Alluvial Avenue, Bullard Avenue and Clovis Avenue, and one is downtown on Kern Street. If you own a rental anywhere from the Tower District to Clovis, most of these firms are a short drive from it.

It is a local franchise of the national Real Property Management brand and describes its team as covering marketing, leasing, maintenance, collections, evictions, accounting and inspections. Suite One Property Management. The Fresno office is at 2131 Kern Street downtown, with a second office at 1101 Riverside Avenue in Paso Robles. It describes itself as serving the Central Valley all the way to the Central Coast and focusing on clean, quality rentals. Cypress Property Management. Based at 601 West Shaw Avenue in Fresno. It says it runs a full time maintenance department and handles showings, tenant screening and move in inspections itself. Adanalian Property Management. Based at 7636 North Ingram Avenue, Suite 108. It says it has been a trusted name in Fresno real estate for 38 years and lists rentals in Clovis, Fresno, Friant, Fowler, Kerman, Kingsburg, Madera, Sanger and Selma. It describes itself as a full service real estate sales and property management company working across the Bay Area, the Central Coast and the Central Valley. Performance Property Management. Its website gives a new office at 499 West Bedford Avenue, Suite 101, in Fresno, and says it has served Fresno, Clovis and Madera since 2000. What the numbers say about renting out a Fresno home
Fresno home prices held flat this year. Parcl Labs' sale price index for the city of Fresno moved from $244.09 to $244.86 per square foot between 4 November 2025 and 3 November 2026, up 0.3 percent. A flat market means most of your return comes from rent, not appreciation, so vacancy and turnover matter more.
Investors own 17.15 percent of Fresno's housing stock, about 25,894 properties, as of September 2026. That is a large pool of owners competing for the same tenants and the same managers. Ask each firm how many homes it manages within a few miles of yours.
Most of the leading firms here are single family specialists. Real Property Management Platinum, Adanalian and Performance each listed single family houses for more than 85 percent of their homes in Parcl's data. If you own a condo or a small apartment building, Fresno Management Company and Managex both say they manage those.
