The short answer, as of 4 November 2026:
- Borba Property Group, HighPoint Real Estate and Beach Front Property Management listed the most rental homes across the Los Angeles metro among firms that serve Long Beach: 753, 587 and 577 homes in Parcl Labs data.
- Three of the eight firms on this page have their main office in Long Beach, on Spring Street, Long Beach Boulevard and Atlantic Avenue, and a fourth lists a Long Beach branch. The rest name Long Beach as a service area on their own sites.
- All eight hold an active California DRE license that we checked by number.
- This page ranks listing activity, not service quality. Ask every firm for a written fee schedule before you sign.
We found eight firms that pass our checks for Long Beach, not ten. We would rather show eight we could verify than pad the list.
Long Beach has its own property management scene, separate from Los Angeles. Borba, Beach Front and Ernst & Haas have run Long Beach offices for decades, and they are among the most active managers anywhere in the metro. The rest of the list comes from Beverly Hills, the South Bay, Orange County and the Pomona Valley and names Long Beach, Signal Hill or Lakewood on its own pages. If you own a fourplex in Bluff Park or a condo in Belmont Shore, start with the firms that already work there.
Quick comparison
Homes listed is the number of homes Parcl Labs saw each company list for rent across the whole Los Angeles metro (Los Angeles, Long Beach and Anaheim), not inside Long Beach alone. The last 90 days column is the same measure for the most recent three months. Median asking rent is company wide, so we show it only for firms that Parcl places in California alone. Data pulled 4 November 2026.

Credentials
Every license above was checked by number on the California DRE public lookup on 4 November 2026, and every one showed as licensed. None of the eight named NARPM membership on the pages we read. NARPM is the National Association of Residential Property Managers. A firm missing that line may still be a member, so check narpm.org if it matters to you.
What the numbers say about renting out a Long Beach home
Long Beach prices rose faster than Los Angeles this year. Parcl Labs' sale price index for the city of Long Beach moved from $554.17 to $571.97 per square foot between 4 November 2025 and 3 November 2026, up 3.2 percent. The City of Los Angeles fell 1.3 percent over the same dates. Owners here have gained equity while rents carry the monthly return.
Investors own 20.01 percent of Long Beach's housing stock, about 25,863 properties, as of September 2026. One home in five is a rental owned by an investor, so tenants have choices. Ask each manager how long its Long Beach listings take to rent.
The local firms lean toward apartments. Borba and Beach Front listed single family houses for under 2 percent of their homes in Parcl's data. Ernst & Haas, HCM and Orange County Property Management each listed houses for more than 40 percent. If you own a house in Lakewood or Signal Hill, that split tells you where to start.
If you own rentals in more than one California market, our San Diego guide compares managers there the same way.
Frequently asked questions
Start with the firms that already list homes near yours, then ask each for a written fee schedule, the length of its management agreement and how it approves repairs. Compare at least three Long Beach firms on the same questions before you sign.
Not always. Three firms here are headquartered in Long Beach. The other five are based in Beverly Hills, Rancho Palos Verdes, Irvine, Huntington Beach and Claremont and name Long Beach on their own sites. Ask how quickly they can reach your property and which local vendors they use.
Fees are not published on a comparable basis, so we do not list them. Ask each Long Beach firm for its leasing fee, monthly management fee and any renewal or maintenance markups, in writing.
It depends on how far you live from the home, how many units you own and how much time you want to spend on tenant calls and repairs. If you own a small apartment building, ask whether the firm handles it the same way it handles the larger buildings it manages in Long Beach.
Investors owned 20.01 percent of Long Beach's housing stock in September 2026, about 25,863 properties, according to Parcl Labs. That is roughly one home in five.
About this data
The figures on this page come from Parcl Labs, which compiles public records: county recorder and deed data, public for sale listings and public rental listings. Data pulled 4 November 2026.
- It covers residential property: single family homes, condos, townhomes and buildings up to four units. Larger apartment buildings and commercial property are not included.
- Duplicate records were removed so each home is counted once.
- The list reflects rental listing activity, not service quality, fees or reviews.
- Licenses were checked against the California DRE public lookup. Firms we could not verify were left out.
- Figures are a snapshot and change daily.
- No company paid to be included. Brickwise AI is a property management software company.
