The short answer, as of 4 November 2026:
- Ziprent, The Lapham Company and 2B Living listed the most rental homes across the San Francisco Oakland Berkeley metro in Parcl Labs data: 1,620, 746 and 559 homes.
- All seven firms on this page name Oakland as a place they manage property or have their office there, and each holds a California DRE license that we checked by number.
- Together they account for 4,504 homes listed for rent across the metro, and 376 of those were listed in the last 90 days.
- This page ranks listing activity, not service quality. Ask every firm for a written fee schedule before you sign.
Oakland's list is shorter than San Francisco's because fewer of the metro's busiest managers are East Bay firms. Seven passed our checks. Three are based in Oakland itself, on Telegraph Avenue, Seminary Avenue and Broadway. Two more sit just over the line, in Emeryville and Alameda, and both name Oakland on their own sites. The other two run Bay Area operations from San Francisco and San Carlos.
Quick comparison
Homes listed is the number of homes Parcl Labs saw each company list for rent across the whole San Francisco Oakland Berkeley metro, which also covers San Francisco and Marin. The last 90 days column is the same measure for the most recent three months. Median asking rent is company wide, so we show it only for firms that Parcl places in California alone. Data pulled 4 November 2026.
| # | Company | Based in | Best for | Homes listed, SF Oakland Berkeley metro | Listed, last 90 days | Median asking rent (company wide) |
|---|---|---|---|---|---|---|
1 | Ziprent | San Francisco | Owners with homes in several Bay Area or California cities | 1,620 | 169 | Not shown |
2 | The Lapham Company | Oakland, Telegraph Avenue | Owners who want a long established Oakland firm | 746 | 2 | Not shown |
3 | 2B Living | San Carlos | Owners with property in both the East Bay and San Francisco | 559 | 87 | $2,250 |
4 | Oak Tree Property Group | Oakland, Seminary Avenue | Owners of single family homes and multifamily buildings in Oakland and Alameda | 502 | 43 | $1,595 |
5 | Cerda-Zein Real Estate | Alameda | Owners in Alameda and Oakland | 445 | 24 | $2,950 |
6 | All East Bay Properties | Emeryville | Owners in Oakland, Emeryville and Berkeley | 317 | 27 | $2,400 |
7 | Mynd Property Management | Oakland, Broadway | Owners of single family rentals who want a national operator | 315 | 24 | Not shown |
Because the metro includes San Francisco and Marin, a firm's count here is not a count of Oakland homes alone. Ziprent, 2B Living and Mynd also appear in our San Francisco guide with the same figures. The Lapham Company listed only 2 homes in the last 90 days in Parcl's data, so its total reflects older activity.

What the numbers say about renting out an Oakland home
Oakland prices held steady this year while the wider metro fell. Parcl Labs' sale price index for Oakland moved from $449.77 to $451.75 per square foot between 4 November 2025 and 3 November 2026, up 0.4 percent. Across the San Francisco Oakland Berkeley metro the same index fell 6.4 percent.
Investors own 16.16 percent of Oakland's housing stock, about 21,621 properties, as of September 2026. That is a smaller share than San Francisco County's 22.66 percent. If you own one or two rentals, ask each manager how it handles a small portfolio.
Oakland also asks owners to register. The city's Rent Adjustment Program says owners of covered units must renew rent registration every year, by 1 March, and that covered units include condos, single family homes and units in multifamily properties built before 1 April 2016 (oaklandca.gov). Ask any manager whether it files the registration for you.
If you own rentals in more than one California market, our San Diego guide compares managers there the same way.
Frequently asked questions
Start with the firms that list the most homes near yours, then ask each for a written fee schedule, the length of its management agreement and how it handles Oakland rent registration. Compare at least three Oakland firms on the same questions.
Not always. Three of the seven firms here are based in Oakland, two are in Emeryville and Alameda, and two serve the city from San Francisco and San Carlos. Ask how quickly they can reach your home and which East Bay vendors they use.
Fees are not published on a comparable basis, so we do not list them. Ask each Oakland firm for its leasing fee, monthly management fee and any renewal or maintenance markups, in writing.
It depends on how many units you own, how close you live and how much compliance work you want to do yourself. Owners of older buildings covered by the Rent Adjustment Program often want a manager who already handles the filings.
Yes, for covered units. Oakland's Rent Adjustment Program says owners must renew rent registration annually, no later than 1 March. Covered units include condos and single family homes built before 1 April 2016. Check the city's page for your unit.
About this data
The figures on this page come from Parcl Labs, which compiles public records: county recorder and deed data, public for sale listings and public rental listings. Data pulled 4 November 2026.
- It covers residential property: single family homes, condos, townhomes and buildings up to four units. Larger apartment buildings and commercial property are not included.
- Duplicate records were removed so each home is counted once.
- The list reflects rental listing activity, not service quality, fees or reviews.
- Licenses were checked against the California DRE public lookup. Firms we could not verify were left out.
- Figures are a snapshot and change daily.
- No company paid to be included. Brickwise AI is a property management software company.
