The short answer, as of 4 November 2026:
- Mesa Properties, Allied Pacific Property Management and Riverside Property Management listed the most rental homes across the Riverside metro among firms that serve the City of Riverside: 624, 521 and 314 homes in Parcl Labs data.
- All nine firms on this page hold an active California DRE license with no current restriction or suspension, which we checked by number, and each one names Riverside as a service area on its own website.
- Two of the nine have their main office inside the city: Riverside Property Management on Magnolia Avenue and WSR Real Estate on Palm Avenue. The others work from Upland, Redlands, Chino Hills, Temecula, Irvine, Oceanside and Los Angeles.
- This page ranks listing activity, not service quality. Ask every firm for a written fee schedule before you sign.
Riverside is the anchor of its own metro. Parcl Labs groups it with San Bernardino and Ontario into one market that runs from Chino Hills to Palm Springs and up to Big Bear, which is why so many busy Inland Empire managers never set foot in the city itself. We kept only firms that name Riverside on their own site or have an office here. The city is spread out too. A house in Orangecrest, a condo near Canyon Crest, a bungalow in the Wood Streets and a rental in La Sierra or Arlington can sit 20 minutes apart, so ask any manager how often they actually work in your part of town.
Quick comparison
Homes listed is the number of homes Parcl Labs saw each company list for rent across the whole Riverside, San Bernardino and Ontario metro, not inside the City of Riverside alone. The last 90 days column is the same measure for the most recent three months. Median asking rent is company wide, so we show it only for firms that Parcl places in California alone. Data pulled 4 November 2026.

"Best for" describes fit. It is not a score.
The companies, in their own words
Mesa Properties. Based at 417 North Central Avenue, Suite B, in Upland, with a second office in Victorville. It describes itself as "Southern California Property Management & Real Estate Specialists" serving the Inland Empire and the High Desert, and it keeps a page for Riverside among more than 30 Inland Empire cities it lists. It listed 624 homes in the metro, the most on this page, and 78 percent were single family houses. Because it also covers the High Desert, part of that count sits well outside Riverside. DRE 01884617. mesaproperties.net
Allied Pacific Property Management. Based at 31407 Outer Highway 10 in Redlands. It says it has served the Inland Empire since 2001 and leases and manages both residential and commercial property. Riverside appears in its service list alongside Loma Linda, Grand Terrace, San Bernardino, Highland, Yucaipa, Beaumont and Banning. Parcl Labs carries the firm under two records with the same contact details, so the counts above combine both, and the rent column shows each record's median. The license is held by Allied Equity Holdings Inc, DRE 01341060. alliedrentshomes.com
Riverside Property Management. Based at 6960 Magnolia Avenue, Suite 103, in Riverside. It says it has offered property management since 2007 and names Riverside first in a service list that also covers Corona, Eastvale, Jurupa Valley, Moreno Valley, Norco, Perris and San Bernardino. Its listings in the metro leaned more toward condos than most firms here: 35 percent condos and 60 percent houses. DRE 01876073, licensed since 2009. rivpm.com
Clockwork Property Management. Based at 14728 Pipeline Avenue, Suite G, in Chino Hills, with a second office in Irvine. It says it specializes in single family homes and reports 450 doors under management. Its Riverside County page names Riverside, Corona, Eastvale, Jurupa Valley and Norco. DRE 01860642, licensed since 2009 and formerly named Southern California Property Management Inc. We found that number on the DRE lookup, not on the firm's site. clockworkpropertymanagement.com
Scout Property Management. Based at 41955 Fourth Street, Suite 102, in Temecula. It calls itself a Temecula property management company since 2004 and serves southwest Riverside County and north San Diego County. Its areas page lists Riverside along with Lake Elsinore, Menifee, Murrieta, Perris, Hemet and Wildomar. In Parcl's data, 75 percent of the homes it listed in the metro were single family houses. The license is held by Tembu Inc, DRE 01816722. We found that number on the DRE lookup, not on the firm's site. scoutpropertymanagement.com
TrueDoor Property Management. Its Inland Empire offices are at 1177 Idaho Street, Suite 201, in Redlands and 26341 Jefferson Avenue, Suite H, in Murrieta, with more offices in Irvine, Huntington Beach and Victorville. It describes itself as a property management company serving Orange County and the Inland Empire for more than 20 years, and its Riverside page mentions the city's historic homes and downtown. The license is held by HT Real Estate Investments Inc, DRE 01847619. truedoorpm.com
WSR Real Estate. Based at 6736 Palm Avenue in Riverside, with branch offices in Claremont and Temecula. It calls itself "Southern California Property Management Experts", says it started in 1982 as a small brokerage, and reports more than 600 properties and more than 30 homeowners associations under management. It manages single family homes, apartments, condos and HOAs. DRE 01977642. wsr.net
Ziprent. Its Riverside page points owners to its Los Angeles branch at 1150 South Olive Street, 10th Floor, and the DRE record places its main office in San Francisco. It says it helps owners maximize rental income in Riverside and surrounding areas, and its page mentions the historic homes of the Wood Streets and apartments near the University of California, Riverside. In Parcl's data, 62 percent of the homes it listed in the metro were single family houses. DRE 02095462. ziprent.com
21st Century Property Management. Its website lists an office at 1523 South Coast Highway, Suite B, in Oceanside, and the DRE record shows branches in Corona, Hemet and Murrieta. It says it brings more than fifteen years of property management experience and names Riverside in a service area that runs from San Diego to Orange County. Credentials
Every license above was checked by number on the California DRE public lookup on 4 November 2026. Every one showed as licensed, with no current restriction or suspension. None of the nine named NARPM membership in the text of the pages we read, though Clockwork, TrueDoor and WSR show a NARPM logo. NARPM is the National Association of Residential Property Managers. Check narpm.org if membership matters to you.
What the numbers say about renting out a Riverside home
Prices across the Riverside metro were almost flat this year. Parcl Labs has no price index for the City of Riverside alone, so we used the metro figure: it moved from $316.91 to $315.54 per square foot between 4 November 2025 and 3 November 2026, down 0.4 percent. That is about half the price per square foot of Los Angeles, which is a big part of why investors buy here and rent out.
Investors own 15.38 percent of the City of Riverside's housing stock, about 13,246 properties, as of September 2026. That is a smaller share than the 20.14 percent we measured in Los Angeles, so Riverside owners are more often individuals with one or two homes. For them, how a manager handles a single vacancy matters more than portfolio size.
The firms split by price point. Allied Pacific's lower Parcl record shows a $1,995 median asking rent, while Clockwork and TrueDoor sit at $3,200, a gap of more than $1,200 a month. Ask each firm what homes like yours rent for in your neighborhood, not across the metro.
If you own rentals in more than one California market, our San Diego guide compares managers there the same way.
Frequently asked questions
Start with firms that already list homes near yours, then ask each for a written fee schedule, the length of its management agreement and how it approves repairs. Compare at least three Riverside firms on the same questions before you sign.
Not always. Seven of the nine firms on this page work from outside the city, in places like Upland, Redlands, Chino Hills, Temecula and Los Angeles, and still name Riverside as a service area. Ask how quickly they can reach your property and which local vendors they use.
Fees are not published on a comparable basis, so we do not list them. Ask each Riverside firm for its leasing fee, monthly management fee and any renewal or maintenance markups, in writing.
It depends on how far you live from the home, how many units you own and how much time you want to spend on tenant calls and repairs. With metro prices flat in 2026, more of a Riverside owner's return comes from rent, so a manager who fills vacancies quickly earns its fee faster.
Investors owned 15.38 percent of the City of Riverside housing stock in September 2026, about 13,246 properties, according to Parcl Labs. That is lower than Los Angeles at 20.14 percent.

- Rental counts cover the whole Riverside, San Bernardino and Ontario metro, not the city alone.
- The list reflects rental listing activity, not service quality, fees or reviews.
