On this page
The short answer, as of 4 November 2026:
- Peak Residential, Tiner Properties and RNB Property Management listed the most rental homes across the Sacramento metro in Parcl Labs data: 1,064, 932 and 689 homes.
- Nine firms on this page serve the City of Sacramento by their own websites, and every one holds an active California DRE license that we checked by number.
- Seven are regional firms with offices in Sacramento, Carmichael, Orangevale or Rocklin. Two, Mynd and Ziprent, are national firms with Sacramento branches on their DRE records.
- This ranks listing activity, not service quality. Ask every firm for a written fee schedule.
Sacramento is a single family rental town. Among the regional firms below, between 76 and 90 percent of the homes they listed were single family houses. That shapes which manager fits you, and it is why the city's own rent rules hit some owners and skip others (more on that below).
Quick comparison
Homes listed is the number of homes Parcl Labs saw each company list for rent across the Sacramento metro. The last 90 days column is the same measure for the most recent three months. Median asking rent is company wide, so for multi state firms it includes homes outside Sacramento. Data pulled 4 November 2026.

What Sacramento's rent rules mean for owners
Sacramento has its own rent law on top of California's. The Sacramento Tenant Protection Act, Chapter 5.156 of the City Code, limits yearly rent increases to 5 percent plus the change in the cost of living, never more than 10 percent combined. It also limits evictions without cause.
Many owners on this page are exempt. The city's text excludes single dwelling units on their own lot, condos, and units built after 1 February 1995. Duplexes and older small apartment buildings are the homes most likely to be covered. Read the city's published text and ask any manager you interview how they track it.
What the numbers say about renting out a Sacramento home
Prices are drifting down. Parcl Labs' sale price index for Sacramento moved from $310.87 to $299.67 per square foot between 4 November 2025 and 3 November 2026, a fall of 3.6 percent.
Investors are a real share of the market. Parcl Labs counts 31,007 investor owned properties in Sacramento, 17.15 percent of the housing stock, as of September 2026. If you own a few homes, ask each manager how many owners of your size it already works with.
Most managed rentals here are houses. At Tiner, Peak, RNB, Vienna and Sacramento Delta, single family homes were 83 to 90 percent of listings. If you own a condo, ask how many condos a firm manages near yours.

Frequently asked questions
Shortlist three firms that list homes near yours, then ask each for a written fee schedule, the length of the management agreement and how repairs get approved. Check each license on the California DRE lookup, which also shows any disciplinary history.
Not necessarily. Three firms here work from Rocklin and one from Carmichael, and all name the City of Sacramento in their service areas. Ask how fast they can reach your home and which local vendors they use.
Fees are not published on a comparable basis, so this page lists none. Ask each Sacramento firm for its leasing fee, monthly management fee, renewal fee and any markup on repairs, in writing, before you sign.
It depends on distance, how many homes you own and how much time you want to spend on tenant calls and repairs. Owners of older duplexes face the city's rent and eviction rules, which makes a manager who knows them more valuable.
Under the Sacramento Tenant Protection Act, single dwelling units on their own lot, condos and units built after 1 February 1995 are exempt from the city's 5 percent plus inflation cap. State law may still apply, so confirm with the city or a lawyer.
